SAN DIEGO -- Developer Oliver McMillan is seeking final approval of a $200 million massive redevelopment of Hazard Center along Friars Road in Mission Valley. It would include two residential towers each with 200 apartments and condos and a five-story row house would connect the towers with the existing Hazard Center.Project Manager Evan Gerber said the project would generate 1,400 construction jobs and 600 retail jobs.Additionally, the City of San Diego would benefit through property and sales tax revenue.Over the next 20 years, the new Hazard Center is expected to generate more than $230 in revenue.“It’s going to be an economic catalyst for the city and one of the best projects to come before Mission Valley in a long time,” Gerber said.About 473 residential units will be added to Hazard Center. Gerber said the urban style community will take advantage of the nearby restaurants and mass transit, since Hazard Center has its own trolley stop.Opponents argued the towers are too tall and would add too much density to Mission Valley.“They say that everyone’s going to take the trolley and that’s just not the case,” said Michelle Honig, who lives nearby.Honig believes that once the city approves these towers, more will follow.Hazard Center as it is now will remain the same except for Ultrastar Cinemas, which will be replaced with a parking garage to accommodate more residents. This means the popular Asian and Latino film festivals will be forced to find a new venue. Organizers said they hope to have more time to figure out where the festivals will go.San Diego City Council is expected to vote on the project’s final approval at its meeting on Tuesday. If the plan is approved, construction is expected to take three years.
